I work with investment partners to identify and purchase distressed properties at auction, and then oversee property rehab, the building inspection process, and upgrades to maximize resale value. A member of the California Association of Realtors since 2000, I left my position with the City of LA Department of Water and Power in 2002 to focus full time on investing and rehabbing properties. Inquiries from potential investors who need an experienced partner are welcome.

General & Electrical Contractor Consultant

I became a Licensed General & Electrical Contractor in 1994 to buy, fix and flip properties for profit and/or to hold for passive rental income. An expert in commercial and residential Contracting, I spent my early career working in electrical & general constructing in the Los Angeles County area.

Construction Management

I manage both new construction and remodels, and help clients clarify their concept, work with architects, and then manage the construction process. My family rehabbed apartment buildings, so I grew up working weekends and summers cutting drywall, tiling, painting and learning what needs to happen from the ground up. I have hands-on experience in every aspect of construction including plumbing, electrical, framing, roofing, room additions, new builds, kitchen and bathroom remodeling, cost estimation and architectural design.

Presale Inspection Consulting

I am Licensed by the City of Los Angeles for presale inspections, and often referred by loan officers, mortgage brokers, real estate agents, architects and other contractors, to consult with residential and multi-unit property owners and investors who are preparing their properties for sale. Together, we review the steps needed to make properties and conversions safer and ready for city inspection, and resolve any permitting, contracting and construction challenges before listing the property and/or inspection by the buyer’s representative or city inspector. When needed, I can take the role of an in-house contractor on presale fixes and manage the permitting and contracting process.
